New Building Proposed For Downtown Mount Kisco

MOUNT KISCO, N.Y. -- A new commercial building has been proposed on the site of a parking lot that is adjacent to the First Niagara Bank building in downtown Mount Kisco.

A presentation of proposal – the project is listed as 48-50 E. Main St. – was made at the Mount Kisco Planning Board’s May 13 meeting by architect Phillip Ceradini. He was joined by an associate of the property’s owner, Love Realty, which also owns the First Niagara building. Love Realty has an easement with the village, according to Ceradini. This has allowed for Mount Kisco to use the area for public metered parking spaces. However, the proposal would supersede the village’s use.

Currently, there are 22 spaces in the parking lot, although the proposal calls for a smaller, 14-space lot to go along with the new structure. That lot would be situated to the east of the building.

Ceradini, in an interview after the presentation, did not feel that the loss of eight spaces would make a difference in terms of parking. He also noted that the property’s zone, which is a commercial district called CB-1, does not have a parking requirement.

The new structure would allow for four suite spaces, according to the project’s site plan. A pedestrian plaza would be constructed adjacent and to the east of the building.

Following the presentation to the Planning Board, Chairman Joseph Cosentino instructed the applicant to file an application for the proposal. The meeting with the board was an informal gathering, meaning it predates a filing.
